In her real estate law practice, Caroline A. Simonson focuses on multifamily housing finance. She primarily represents lenders who originate loans for multifamily housing projects around the country, which loans are then sold to Freddie Mac or Fannie Mae. As lender’s counsel, Caroline prepares and negotiates loan documents, reviews legal opinions, examines and analyzes due diligence items, including entity organizational documents, trust documents, regulatory agreements, and other real estate agreements, identifies and resolves title and survey issues, negotiates title insurance coverage, and works with borrowers and title companies to ensure a smooth closing. Caroline also represents loan servicers on a variety of matters, including loan assumptions, transfers of interests, easements, condemnation/eminent domain, and partial releases.
Caroline has experience in other real estate matters as well, including representing life insurance companies and banks in financing matters involving industrial, retail, and multifamily projects, and representing commercial tenants in negotiating and preparing lease documentation.
